Land use Change and Community Expansion in RAYONG Province, Thailand

Abstract
This study was aimed at describing how town planning and town plan revision in each time were significant in land use, problem prevention, and indication to regulate the size of city and people development in accordance with economic development. Additionally, city expansion direction and patterns and distinguishing land use feature in suitably different usage must be regulated. Moreover, it become to describe conflict between communities and industrial estates in Map Ta Phut sub-district, Muang district, Rayong Province due to it changes in color shown in the town planning and continuous land use regulation. Specifically, the request involved in changing from residential land in rural and agricultural type to industrial and warehouse as shown in table 1 and 2 that resulted in industrial estate expanding into the same communities or their vicinities. Besides that, conflict rose up including environmental issue such as air and noise pollution, chemical and health-threatening wastes, etc. Community expansion trend began to spread out from the original community center to Map Ta Phut commercial zone as it continued to grow at the roadside of Sukhumvit, the main road. It led to more populated in these areas. Various construction of high-rises and housing estates (townhouses and single houses) continued to grow in the region in the north of Sukhumvit road around Mabya Road and NenPra Yom Road. However, it involved in environmental pollution as these communities were located in wind direction and radius from Map Ta Phut industrial estate.
