Factors Affecting Labor Productivity of A Construction Company

Abstract
The construction industry is a driver to Philippine economic growth especially in the light of the “Build, Build, Build” (BBB) program of the current administration. Labor is the main contributor for the success of a construction business and its major cost hence, a primary determinant to profitability. This study peeks into the factors affecting labor productivity. The informants constituted 100% of construction professionals for projects currently undertaken in Cebu City. Respondents were required to rate the 41 factors perceived as impacting labor productivity in construction. The descriptive research method was utilized. Using the Relative Importance Index (RII) the results of this survey were then analyzed and ranked. Based on the results, the top ten factors that affect construction labor productivity include: (1) absenteeism, (2) old and inefficient equipment, (3) climate and weather conditions, (4) working overtime, (5) shortage of experienced or skilled labor, (6) length of work day, (7) improper planning and scheduling of work, (8) coordination level among design disciplines, (9) site layout, and (10) salary delay. The analyses tend to indicate that there were 9 groups which have significant impact on labor productivity. Ranked according to RII, the following are obtained: Schedule Factor, RII=0.430; Manpower, RII=0.423; Material and Equipment, RII=0.418; Technological and Quality, RII=0.416; Management, RII=0.402; Nature/Environment, RII=0.391; Motivational Factor, RII=0.379; Supervision, RII=0.379 and Safety Factor, RII=0.329. In conclusion, this study determined that the contractors should address the length of working hours or work to prevent fatigue and absenteeism. It is also concluded that not a single factor provides a direct impact on the labor productivity but rather a combination of different factors.
